Fox Theater Site Remediation

Located adjacent to the Clark Fork River in downtown Missoula, the old Fox Theater site was a prime candidate for redevelopment. A plan for the site was identified in the 2002 Riverfront Triangle Redevelopment Plan, but finding a developer proved difficult.

Prior to the opening of the Fox Theater in the 1950’s, the site was used as a public landfill. Questions about the extent and toxicity of the buried refuse made the site risky for developers.

In 2004, WGM Group, working with the Missoula Redevelopment Agency, implemented a project to clean up the site and provide necessary infrastructure for redevelopment. This included removing the old landfill material; installing foundations, retaining walls, utilities, and storm drainage; and assigningaccess for a future building.

Removing the site constraints created a level playing field for developers to pursue redevelopment projects with minimal unknowns and risks. The City of Missoula is actively recruiting development proposals for the site.
