Sudden, rapid growth over the past 10 years in the vibrant “Garden City” of Missoula, Montana has driven demand for new development patterns in the area.  Pristine rivers and mountains around Missoula limit areas of growth, and make the management of developable land of the utmost importance.  Through an intense community approval process, WGM Group guided the 44 Ranch development from its conceptual idea to final design and construction of infrastructure.  This development poses an alternative to sprawl by creating a neighborhood of sustainable design emphasizing traditional neighborhood practices that embrace the diversity of the community it serves.

WGM Group lead the way in negotiating major portions of right-of-way acquisition for Missoula County Grid Roadway System plan that has been put in place to plan for future traffic generated in the Mullan Road area.  44 Ranch constructed a portion of the Grid Roadway System and has been a catalyst to implementing a more efficient roadway network. 

This project also extended major portions of sanitary sewer and water transmission mains that required complex easement negations to serve other developments around 44 Ranch and within an area identified for future growth by the Wye-Mullan West Comprehensive Plan.  This 167 acre development will ultimately create over 700 single family homes with a 5.7 acre neighborhood park designed to serve future developments within a ½ mile radius, 3.4 acre common area park, and 9 acres of additional open space.
